The Bill Theisen Industrial Park consists of 122-acres of industrial and commercial land with 64 acres available for development throughout 9 parcels.  The site is located one mile west of US 33 and has multiple sites ready for development.  Utilities include gas, electric, sewer, and water. This site is primed for the development of both industrial and commercial businesses.

Floodplain

According to the FEMA FIRM 39009C0095C, the western majority of the site is located within Zone X. Zone X is determined to be outside the 0.2% chance flood plain. The eastern portion of the site, where Hamley Run flows, is located within Zone A which is defined as an area with a 1% annual chance of flooding and a 26% chance of flooding over the life of a 30‐year mortgage. Because detailed analyses are not performed for such areas; no depths or base flood elevations are shown within these zones.

The USFWS NWI map for the Bill Theisen Industrial Park shows six total wetlands on the property.  Five of the wetlands are located on the eastern portion of the site.  Two of the five are labeled as PSS1/EM1C (Palustrine, Scrub-Shrub, Broad-Leaved Deciduous/Palustrine, Emergent, Persistent, Seasonally Flooded) measuring a total of 3.48-acres in size.  The other three located on the eastern portion of the site are labeled as PEM1A (Palustrine, Emergent, Persistent, Temporary Flooded) measuring a total of 2.56-acres in size.  One wetland located on the western portion of the site is also labeled as PSS1/EM1C (Palustrine, Scrub-Shrub, Broad-Leaved Deciduous/Palustrine, Emergent, Persistent, Seasonally Flooded) measuring a total of 2.20-acres in size.

Soil Information

According to the USDA NRCS, there are five soil types mapped for the eastern portion of the site and one for the western portion.  The two dominant soil types shown are Fitchville silt loam, 0 to 3% slopes (FcA – 14.8 acres of the site) and Udorthents, loamy (Ud – 19.6 acres of the site).

Rail Access

There are no direct rail lines available to the site.

Vehicular Access

The primary vehicular access to the site is from Poston Road located just south.  Poston Road has near direct access to US 33 one mile east of the site.   Poston Road is a two-lane roads and there is good visibility for motorists turning into or out. This site is located 1 mile west of US 33 and 42 miles from Interstate 77.

Airport

The Ohio University Airport is located 15 miles south of the site, and John Glenn International Airport is located 65 miles northwest of the site.

Gas

Natural Gas is provided to the available parcels by Columbia Gas.  The 4 to 6 inch gas lines run along Poston Road and Industrial Park Drive within the Bill Theisen Industrial Park.

Electric

Electric service is available at 4 of the 9 parcels and is available for development on the remainder of the available land. Service runs along the roadways throughout the site and is provided by AEP Ohio.

Water

Potable water service is provided to the available parcels Le-Ax Water District.   Capacity for each site is approximately 200 gallons per minute.  Water service is available in 12 inch lines and run along Poston Road and Industrial Park Drive within the Bill Theisen Industrial Park.

Sewer

Wastewater and sewer lines within the Bill Theisen Industrial Park are located along Poston Road.  The capacity for the wastewater and sewer is approximately 300 gallons per minute.  The sewer and wastewater is provided to the site by Plains Sewer District.

Storm Sewer

Storm water drainage within the park is naturally occurring with storm water basins located throughout the sites.

Telecommunications

Telecommunication and fiber optic services are provided by Verizon and Horizon.  Both services are available for each site offered.  Service lines for these amenities run along the roadways within the industrial park.
